Wood Brick Build Joist Building List
The building regulations tables a1 and a2, list the size of joist necessary to support this weight, over a maximum span. table a2 uses timbers known as "sc4" which are high strength timbers containing very few, if any, knots. these timbers if you have them in your property, will be stamped c24 by the timber yard that supplied them.. Adding a deck to a brick veneer house joists must be shorter than 6 feet, and lateral load anchors are also required when the deck is taller than 2 feet above grade. with a freestanding deck, the inside post-and-beam assembly would need to be located a couple of feet from the house to allow for the joists to be cantilevered over the dropped. The building control guy suggested building the wall up 2 courses and then using joist hangers (so there was brick between the joist ends and outside for damp), however i'm not convinced about using joist hangers right on top of the bricks - seems they're meant to be built in..
The building is double wythe structural brick that is approximately 100 years old. my current plan is to cut the affected ends of the joists off, attach a ledger board to the brick face using sleeve anchors, then use joist hangers to put in new ends and sister the old joists and new joists together.. 1st & 2nd pictures: show the (14) 2x10x12 floor joist installed 3rd & 4th pictures: show the 1x2 furring strips nailed to the inside of the floor joist 1 inch below the top of all the joists. 5th picture: shows the 1 inch insulation board between each joist before gluing and nailing the floor to the joist. 6th picture: shows my dad lending a hand nailing down the floor.. The average cost to build a house in the early 21st century is about $100 per square foot, and the amount is unlikely to go down in the future. you can save a lot of money simply by doing your own construction. building a room, either as an addition or within an existing area of your home, is a good beginning point..
